Resurfacing any surface area involves the placement of one or multiple overlays on top of the existing pavement. A hot mix of asphalt overlays a levelling coat to even out the surface and a second uniform case to provide the necessary thickness. Most of the time, parking lots only require one overlay.

Before the paving process, the base must be thoroughly cleaned in order for the track coat to adhere. The tack coat is required for the new pavement to stick and adhere properly to the older asphalt surface.

OVERLAY vs SEALCOATINGProperly constructed asphalt pavement that is maintained correctly can last 15 or more years. Sealcoating is a crucial part of the maintenance process and is a strategic pavement repair of smaller areas. To the extent the life of your pavement, and reduce its cost, you will eventually need an asphaly overlay. This is simply another hot mix asphalt that is applied to the top of the already existing pavement.
In the case of overlays, timeliness is essential. Once pavement deteriorates past a certain point, an overlay is mostly a waste of time and money. The overlay will deteriorate quickly if the pavement is already deteriorated. Sealcoating is an inexpensive process that looks great and gives your surface protective coating that helps extend pavement life. A 1 and half-inches to 2-inch thick asphalt overlay provides structure to your existing pavement, whereas an overlay strengthens the existing pavement. In other words, an overlay is only as durable as the pavement, so ensure it's the right course of action for your property.
OVERLAYS WITH FABRICSometimes, we often recommend a fabric interlay like Petromat or Glasgrid before the application of new asphalt. Fabric interlays can help as acting as a moisture barrier and helps reduce cracking from the original surface or the new overlay. A properly applied overlay can help extend your original pavement's lifespan by 15 years or more.
